Studio: €500–700
1-bedroom: €700–1,000
2-bedroom: €1,000–1,500
Central districts (V, VI, VII, XIII) are the most expensive, while outer districts can be 20–30% cheaper.
✦ Other major cities (Debrecen, Szeged, Győr)
Studio: €400–550
1-bedroom: €550–800
2-bedroom: €800–1,100
✦ Deposit
Usually 2 months’ rent, sometimes 3 for newly renovated or furnished apartments.
It’s paid upfront with the first month’s rent and returned at the end of the lease if there’s no damage or unpaid bills.
✦ Market speed
The Hungarian rental market – especially in Budapest – moves fast.
Good apartments can be rented within 1–2 days after being listed.
Be ready with your documents and decision — timing is everything.
✦ Common practices
Lease contracts are usually for 12 months, renewable.
Rent is paid monthly in advance, by bank transfer.
Most apartments are furnished, but always check the inventory.
Utilities (rezsi) are often extra (€100–200/month).
